How to Calculate Roofing Costs in Australia
Roofing is one of the biggest expenses in any Australian construction project. Whether you're building a new home in Brisbane, replacing a tile roof on a character home in Melbourne, or putting a Colorbond roof on a shed in rural NSW, getting accurate material and cost estimates is essential.
The most important measurement is the roof area — this is the total surface area of all roof planes, measured in square metres. Don't confuse this with your floor area — a 200m² house typically has a roof area around 220–280m² depending on the pitch. Our calculator uses the roof area input, which you can measure by multiplying the length × width of each roof section (accounting for slope) or by taking measurements from your building plans.
Roof Types Comparison
Colorbond Steel Roofing
Colorbond is Australia's preferred roofing material — used on over 60% of new homes. It's a pre-painted steel product manufactured by BlueScope Steel, available in 22+ standard colours (Surfmist, Windspray, Shale Grey, Monument, etc.). Benefits include light weight (less framing required), energy efficiency (Thermatech® solar reflective technology), 40–50+ year lifespan, and it's fully recyclable. Colorbond roofs cost $50–$90/m² installed.
Concrete & Terracotta Tiles
Tile roofing is the traditional choice for Australian homes, particularly in older suburbs and character areas. Concrete tiles are the most common (50+ year lifespan), while terracotta tiles are the premium option (100+ year lifespan). Tiles are heavier than steel — requiring stronger roof framing and additional bracing. They offer excellent thermal mass, keeping homes cooler in summer. Tile roofs cost $60–$110/m² installed.
Tin / Zincalume Roofing
"Tin" roofs in Australia are actually Zincalume (a zinc-aluminium alloy coated steel). This is the budget-friendly option, commonly used on sheds, farm buildings and industrial structures. It's galvanised rather than painted, so colour choices are limited (though some painted options exist). Zincalume lasts 30–40 years and costs $45–$80/m² installed. It's less popular for homes but widely used on rural properties.
Australian Building Codes for Roofing
All roofing in Australia must comply with the National Construction Code (NCC) and relevant Australian Standards:
- AS 1562.1: Design and installation of sheet roof and wall cladding (Colorbond, tin)
- AS 2050: Installation of roof tiles
- AS 3500.3: Plumbing — roof drainage (gutters, downpipes)
- NCC Volume 2: Housing provisions — wind classification, insulation requirements
- Bushfire Attack Level (BAL): In bushfire-prone areas, roofs must meet BAL 12.5 to 40+ requirements
Most states require roof work to be done by a licensed roofing contractor. The maximum penalty for unlicensed roof work can be $50,000+ per offence.
Lifespan of Each Roofing Material
| Material | Lifespan | Maintenance | Cost/m² Installed |
|---|---|---|---|
| Colorbond Steel | 40–50+ years | Minimal — check screws | $50–$90 |
| Zincalume (Tin) | 30–40 years | Low — re-coat if needed | $45–$80 |
| Concrete Tiles | 50+ years | Moderate — re-point ridges | $60–$100 |
| Terracotta Tiles | 100+ years | Low — replace broken tiles | $80–$130 |
| Slate (Premium) | 100+ years | Minimal | $150–$250 |
Worked Example: 250m² Colorbond Roof
A single-storey home in Wagga Wagga with a medium-pitch Colorbond roof. Roof area: 250m².
- Sheets: Colorbond sheets cover ~0.76m effective width × desired length → ~42 sheets (6m length)
- Battens: At 900mm centres → ~278 battens (0.9m or 1.2m lengths)
- Screws: ~5 packs of 250 screws
- Flashing: Ridge capping + barges = ~30 linear metres
- Gutters: 50m (perimeter estimate for a typical 20m × 12.5m home)
- Materials: ~$7,500
- Labour at $35/m²: ~$8,750
- Total estimate: ~$16,250 or $65/m² — within the typical range
Worked Example: 150m² Tile Roof Replacement
Replacing an old concrete tile roof with new terracotta tiles on a character home in Adelaide.
- Tiles: ~1,050 tiles at ~14 tiles/m²
- Battens: ~170 battens at 900mm centres
- Flashings: Ridge capping, hips, valleys, barges = ~40 lin. m
- Gutters & downpipes: Replace while roof is off → 45m + 4 downpipes
- Additional: Sarking (roof blanket) for insulation ~$2,000
- Materials: ~$12,000
- Labour at $50/m²: ~$7,500 (tile is slower to install than steel)
- Total estimate: ~$19,500 or $130/m²
Roof Pitch and Its Impact
Roof pitch affects both material quantities and installation costs:
- Flat (0–5°): Requires waterproof membrane system — special installation, higher cost
- Low pitch (5–15°): Colorbond works well with concealed-fix panels. Tile needs minimum 20°
- Medium pitch (15–25°): Standard for Australian homes — all materials suitable
- Steep (25°+): More materials needed (larger sheets), harder to walk on — labour costs 15–25% higher
To measure your roof pitch: use a level and ruler at the edge of the roof. For every 300mm horizontal, measure the vertical rise. Rise of 75mm = 25° pitch (approximately).
5 FAQs About Roofing in Australia
For a typical 200m² home: Colorbond steel ~$12,000–$18,000 ($50–$90/m²). Concrete/tile ~$14,000–$22,000 ($60–$110/m²). Zincalume ~$10,000–$16,000 ($45–$80/m²). These are supply-and-install prices including flashings, gutters and standard colour. Premium colours, complex roof shapes and steep pitches will add 15–30%.
Colorbond is the most popular overall — lightweight, durable (40+ years), 22+ colours, energy-efficient, fire-resistant. Concrete tiles suit traditional homes and offer excellent thermal mass. Terracotta is the premium choice (100+ years). Zincalume is budget-friendly. The 'best' depends on your climate, bushfire zone, budget, and the architectural style of your home.
Replacing a roof with the same material type is generally exempt from council approval in most states. Changing roof material (e.g., tiles to Colorbond) often requires approval because the structural load changes. New roofs on extensions always need approval. All roofs must comply with the NCC and relevant Australian Standards. Always check with your local council before proceeding.
40–50+ years with minimal maintenance. BlueScope offers a 20-year warranty on the Colorbond paint finish (non-coastal) and 10 years in coastal areas. The Zincalume steel substrate has a separate corrosion warranty. To maximise lifespan: keep gutters clean, check and replace loose screws, trim overhanging branches, and rinse salt spray off in coastal areas.
Low pitch (5–15°) suits Colorbond with concealed-fix panels. Medium pitch (15–25°) is ideal for all materials. Tiles generally require minimum 20–25° pitch. Steep pitch (25°+) suits alpine and character homes. Flat roofs (0–5°) need waterproof membrane systems. Your roof pitch affects material choice, cost and drainage — get a roofing contractor's advice before deciding.
