NSW First Home Owner Grant (FHOG) 2025-26

The NSW Government offers a $10,000 grant for eligible first home buyers purchasing or building a new home valued up to $600,000. For new homes valued between $600,000 and $750,000, a reduced grant applies on a sliding scale.

  • New homes: Up to $600,000 — $10,000 grant
  • New homes: $600,001 – $750,000 — reduced grant (sliding scale)
  • Existing homes: Not eligible for FHOG
  • Must be: First home buyer, Australian citizen/PR, 18+ years old
  • Occupancy: Must live in the property for at least 6 months continuously

NSW Stamp Duty Exemptions & Concessions

  • Full exemption: Homes up to $800,000 (new and existing)
  • Concessional rate: Homes between $800,001 and $1,000,000
  • Vacant land: Exemption up to $350,000; concession $350,001–$450,000
  • First home buyer choice: Option to pay land tax instead of stamp duty for properties up to $1.5M (from 2023)
